Terms:  The successful buyer will be required to enter into a written purchase agreement with a 15% down payment the day of auction.  The Balance will be due at the time of closing on or before December 10, 2009.  Possession will be given at the time of closing on or before December 10, 2009.  Seller will provide marketable title to the bueyr, evidence by policy of title insurance.  Cost of title insurance and escrow fees will be divided equally between the seller and buyer.  The 2009 real estate taxes will be paid by the seller.  Property will not be sold subject to financing.  Please have all financial arrangements made prior to the auction.  All announcements made the day of auction take precedence over anything written or implied.  Stock Realty & Auction Company are agents working for the seller.
