Some opportunities are measured by the acres they encompass, others by what those acres can ultimately become, and still others by the potential to control uncharted territories. Welcome to Frontier Dominion, a 2,098-acre assemblage of land situated less than 17 miles south of Prespatou, British Columbia, and approximately 40 minutes north of Fort St. John. This is more than a name; this is a vast agricultural domain stretching across the frontier that is located where the grid fades away under open skies. This assemblage proffers a rare opportunity to acquire a large, contiguous tract of land in one of Western Canadas most important agricultural and resource-rich regions.

Parcel 1 is comprised of 469 acres and is the most northerly Parcel of the farm. There are approximately 330 cultivated acres, and access can be gained from Prespatou Road at the speed corner located at the southwest end of the Parcel. Parcel 1 includes a grain-handling yard complete with 7 x hopper-style bins and 2 x flat-bottom bins. Please review the Sale Details Document for more information regarding the Surface Lease Revenue on Parcel 1.

Parcel 2 is comprised of 490 acres, with approximately 293 acres under cultivation. Prespatou Road runs the length of the western boundary and there is an untouched forested area that completes the southwest corner of the Parcel. Please review the Sale Details Document for more information regarding the Surface Lease Revenue on Parcel 2.

Parcel 3 is comprised of 498 acres and has approximately 390 cultivated acres. Access can be gained from the country road that runs along a portion of the eastern boundary, just head north from Rose Prairie Road for roughly one mile. Parcel 3 connects Parcels 2 and 4, making it an important piece for anyone looking to acquire a large, contiguous block of land. Please review the Sale Details Document for more information regarding the Surface Lease Revenue on Parcel 3.

Parcel 4 is comprised of 641 acres and forms the backbone of the farm. This is a wide-open section of land built for large-scale, modern farming. Measuring a full mile long and a full mile wide, bring the Starlink into the tractor, turn on the auto-steer, and settle in; this is a big, productive Parcel. With fields stretching a full mile, turning at the headlands after each pass is the thing that needs to be thought about when seeding. Access can be gained from Rose Prairie Road that runs the length of the southern boundary, with 269 Rd running along the eastern perimeter of the Parcel. Please review the Sale Details Document for more information regarding the Surface Lease Revenue on Parcel 4.

Combined, Frontier Dominion forms a 2,098-acre contiguous land base, with the opportunity to purchase the entire assemblage En Bloc. Buyers interested in purchasing all four Parcels may take advantage of CLHbid.coms En Bloc feature. Qualified bidders will have the opportunity to purchase the entire assemblage ‘En Bloc’ in the second round of bidding, eliminating the risk of traveling for one Parcel if you want the entire assemblage. Even if you are not interested in purchasing ‘En Bloc’, this round of bidding may still affect you; please see the ‘En Bloc Details’ attachment for more information.

For a large-scale farming operation, contiguous land matters. Wide-open fields with fewer boundaries mean less equipment movement and greater efficiency. This is land that fits the way modern agriculture operates today: large equipment in large fields and the ability to farm at scale.

Northern British Columbia is predominantly driven by agriculture, grain farming, and localized oil and gas industry activities in the wider Peace River block. Fort St. John is a major economic hub for the Peace Region, with a strong agricultural base and significant energy development. The combination of productive farmland, natural resources and continued development makes this a region that is ripe with potential.

There is also something here that is becoming harder to find: space. Frontier Dominion is in a location that benefits from fewer people, more country and an incredible amount of land to explore. For those who value the outdoors, Northern British Columbia offers a level of freedom, recreation and opportunity that is increasingly difficult to find in more densely populated areas.

For investors at home and abroad – from across Canada to Europe and beyond – Frontier Dominion offers the opportunity to acquire a significant agricultural land base and help shape the future of Northern British Columbia. A contiguous 2,098-acre block of this scale could also present options to work with experienced local farmers and ranchers through leasing or operating arrangements; thus, allowing the land to remain productive while creating long-term investment potential.

This is more than an acquisition of land. It is an opportunity to establish your own position on the frontier where agriculture, energy, natural resources, and opportunity unite. This is Frontier Dominion – your frontier, your land, your dominion.
