The building and land known as 105 – 80 Rougeau Garden Drive, Winnipeg, Manitoba, as described in Certificate of Title No. 2600238/1 will be sold at auction on Tuesday, the 10th day of August, 2021, at 10:00  a.m. by teleconference.  Due to COVID-19 restrictions, the auction sale will be held by way of  teleconference. There will be no in-person attendees at the auction. The Vendor under Power of  Sale is informed that there situate  a  single family  2  storey  townhouse  condo approximately 1,600  square feet, more or less.  The Vendor is advised that the home contains forced air heating  and central air conditioning.  The Vendor is further advised the home contains  a large master bedroom with walk in closet and 4 piece ensuite, a kitchen, spacious dining room and family room with garden door access to rear deck. The lower level is fully finished with a 3rd bedroom, rec room, 4 piece bath and laundry/mechanical room.  The Vendor is also advised that the property contains  2 parking spots.

REALTY TAXES: The realty taxes with respect to the said land are paid in full to December 31, 2020.The property is sold subject to taxes and penalties accruing after that date. Any outstanding water, sewer and utility account(s) for the current and prior years, whether or not added to the tax account at any time, are the responsibility of the purchaser.

TERMS: Deposit in the amount of $44,500.00 by way of bank draft or certified cheque and the balance according to auction sale conditions.
