The building and land known as  265 Young Street, Winnipeg, Manitoba, as described in Certificate of Title No. 2871543/1 will be sold at auction on Tuesday, the 17th day of August, 2021, at 10:00a.m.  by teleconference.  Due  to COVID-19 restrictions, the auction sale will be held by way of teleconference. There will be no in -person attendees at the auction. In order to participate you must pre-register at least 24 hours prior to the auction by contacting Shelley Reid at [email protected] or 204-594-6677.

The Vendor under Power of  Sale is informed that there situate on the said land  a two-storey duplex of approximately  1,820  square feet, more or less.  The Vendor under Power of Sale is also informed that  each unit contains 3  bedrooms, 1 four piece bathroom, a living room and a eat-in kitchen.  The Vendor under Power of Sale is further advised that  the units are heated by forced air  with vinyl and wood floors.  The Vendor  under Power of Sale is further  informed  the  each unit has separate entrances with rear drive access and a parking pad.

REALTY TAXES: The realty taxes with respect to the said land  are  paid in full to December  31, 2020  with the exception of any accruing outstanding water accounts as added or may be added to the tax roll.

PRIOR CHARGES: NIL

TERMS: Deposit in the amount of $44,300.00  by way of bank draft or certified cheque and the balance according to auction sale conditions.

The building and land are to be sold subject to a RESERVE BID to be announced prior to the sale.

The auction sale will be conducted pursuant to an Order for Sale issued by the District Registrar. Certain parties may be prohibited from purchasing the property, including but not limited to, parties who by virtue of their employment or relation to a person involved in the sale process would have special knowledge of the circumstances pertaining to the sale.
