The building and land known as 46111 Road 158W, RM of Pipestone, Manitoba, as described in Certificate of Title No.  2620431/ will be  sold at auction on  Tuesday, the  26th day of  October, 2021, at  11:30  a.m. by teleconference. Due to COVID-19 restrictions, there will be no in-person attendees at the auction. The Vendor under Power of Sale is informed that there situate on an 80 Acre Land Site is a single family  detached bungalow home  of approximately  1200  square feet, more or less.  The  Vendor under Power of Sale is also informed that the home contains 2  bedrooms, 2  bathrooms,  a kitchen, and a living room.  The Vendor under Power of Sale is further advised that  the home  has electric baseboard heating. The Vendor is advised that the interior and exterior of the home are in poor condition and need repair.

REALTY TAXES: The realty taxes with respect to the said land are paid in full to December  31, 2019  with the exception of any accruing outstanding water accounts as added or may be added to the tax roll.

PRIOR CHARGES: Caveat No’s 89-10279/2

TERMS: Deposit in the amount of  $27,100.00  by way of bank draft or certified cheque and the balance according to auction sale conditions.

The building and land are to be sold subject to a RESERVE BID to be announced prior to the sale. The auction sale will be conducted pursuant to an Order for Sale issued by the District Registrar. Certain parties may be prohibited from purchasing the property, including but not limited to, parties who by virtue of their employment or relation to a person involved in the sale process would have special knowledge of the circumstances pertaining to the sale.
