MORTGAGE SALE

The building and land known as 164 Pipeline Road, Winnipeg, Manitoba, as described in Certificate of Title No. 2770054/1 will be sold at auction on Tuesday  the 2nd day of November, 2021, at 11:00 a.m.

Due to COVID-19 restrictions, the auction sale will be held by way of video or teleconference. There will be no in-person attendees at the auction. In order to participate you must pre-register at least 24 hour prior to the auction by contacting Shelley Reid at either [email protected] or 204-594-6677.

The Vendor under Power of Sale is informed that there situate on the said land a bi-level single family home  of approximately  760  square feet, more or less.. The  Vendor under  Power of Sale is also informed that  the home contains  4  bedrooms, 1 four piece bathroom,  a kitchen, a living room, a  dining room a family room and a fireplace.  The Vendor under Power of Sale is further advised that  the home is heated by forced air  and wall-to-wall carpets.  The Vendor under Power of Sale is further  informed  the  home contains a parking pad and fenced yard.

REALTY TAXES: The realty taxes with respect to the said land are  paid  in  full to December  31, 2020  with the exception of any accruing outstanding water accounts as added or may be added to the tax roll.

PRIOR CHARGES: Caveat No. 230100/1 and Party Wall Agreement No. M20161/1

TERMS: Deposit in the amount of $39,600.00 by way of bank draft or certified cheque and the balance  according to auction sale conditions.

The building and land are to be sold subject to a RESERVE BID to be announced prior to the sale.

The previous auction held June 1, 2021 was invalid and the new auction is pursuant to a new Order for Sale.

The auction sale will be conducted pursuant to an Order for Sale issued by the District Registrar. Certain parties may be prohibited from purchasing the property, including but not limited to, parties who by virtue  of their employment or relation to a person involved in the sale process would have special knowledge of the circumstances pertaining to the sale.
