Soft Closing.  When the bidding starts to close online if anyone places a bid during the last two minutes the bidding shall be automatically extended an additional two minutes.

Please Note: We strongly recommend that Bidders do not wait until the last 10-20 seconds to place their bids.  We have had Bidders with slow internet providers wait until the very last seconds to bid and due to their poor internet service, their bids were not acknowledged in time.  There is nothing we can do to cure this situation the problem is on the Bidders end, not ours – do not hesitate,,,, Bid!

Escrow & Closing Agent:  $2,000.00 Shall be placed in Escrow upon confirmation, February 26th, the day following the Auction by delivery of check or electronic bank transfer to the Photo Abstract & Title Co. Miami, OK who shall serve as the Escrow & Closing Agent.

Closing:  Balance at Closing on or before Thursday, March 25th, 2021 or at a time agreeable by both parties.

Seller to Provide: Abstracts to Date showing marketable title, title insurance commitment, warranty deed & documentary stamps.

Inspections:  Property sells by legal description in its present “as-is” condition.  Prospective Bidders are encouraged to perform any inspections of the property they desire at their expense prior to the Auction!
